The offering memorandum, the rent roll and the T-12 are enough for a first pass. Add a lender term sheet and Teez fills the debt assumptions too. You can drop the files into the task pane, or forward the broker’s email once the operating system is connected.

How long does a first-pass underwrite take?

Minutes, not days. A typical multifamily deal with an OM, rent roll and T-12 is parsed, filled and verified in under five minutes. Re-running it when the rate or rent forecast moves takes about the same, which is the point: assumptions go stale fast.

Can I get results without opening Excel?
